What Does Your Rig Actually Need?

Not all RV garage homes fit all rigs. The specs that matter — door height, bay depth, and interior width — vary significantly by rig class. Use this as a starting point, then verify the actual measurements at the showing.

Class B
Van Camper & Sprinter
Airstream Interstate, Winnebago Solis
Relative Length
  • Rig Length 17–24 ft
  • Door Height Needed 9–10 ft
  • Bay Depth Needed 22–28 ft
  • Bay Width Needed 10–12 ft

Fits in most oversized standard garages. True RV garage not required.

Class C
Mid-Size Motorhome
Thor Axis, Coachmen Freelander
Relative Length
  • Rig Length 22–32 ft
  • Door Height Needed 11–12 ft
  • Bay Depth Needed 28–38 ft
  • Bay Width Needed 12–14 ft

Verify door height carefully — many "RV garages" are built for Class A and exceed what Class C needs.

Class A — Diesel Pusher
Large Coach & Diesel Pusher
Newmar King Aire, Entegra Cornerstone
Relative Length
  • Rig Length 40–45 ft
  • Door Height Needed 14 ft
  • Bay Depth Needed 45–60 ft

Fewer listings meet this spec. Jay pre-screens bay depth and approach grade before scheduling a showing.

MLS listings don't disclose bay depth, door height, or interior ceiling clearance. Realtor Jay Payson researches those specs directly — from builder documentation, floor plans, and listing agents — before recommending a showing. Share your rig class and dimensions and he'll bring you properties that clear your requirements.

Why Ceiling Height Matters to You

The Garage Gets Verified Before the Showing Gets Scheduled

Jay takes the time to understand what you need — including the garage. Through a custom search, he can filter for extra door height, extra bay width, and extended bay depth that standard MLS searches miss. If the specs matter to your rig, they matter to the search.

His experience building and storing vehicles gives him a practical eye for what actually works. He'll help you evaluate whether a garage fits your collection, your workflow, and the way you use it — not just whether it has the right checkbox. RV Garage vs. Standard Garage

How St. George RV Garage Homes Differ from Standard 2–3 Car Garages

RV garage homes in St. George, Washington, and Hurricane are built for extra height, depth, and sometimes width — 12–16-foot doors, 40–60-foot bays, and hookups for motorhomes or toy haulers. Many include a 3–4 car garage plus a separate RV bay so daily drivers and weekend rigs stay under one roof.

They also solve the HOA problem: where exterior RV parking is restricted or prohibited, an enclosed bay keeps your rig compliant and protected year-round. Most buyers don't realize how many communities in Washington County ban long-term exterior RV storage until they're already under contract — Realtor Jay Payson reviews HOA rules and CC&Rs before a showing so there are no surprises after you're emotionally invested.

What to Look for When Touring an RV Garage Home

An RV garage home that looks right in photos can still be wrong for your rig. Door height, bay depth, approach angle, and hookup access all have to line up — and most listings don't disclose the details that matter. Here's what Realtor Jay Payson checks, and what you should be looking at, before you fall in love with a floor plan.

Door Height

Most Class A motorhomes need a 13-foot opening minimum. Taller diesel pushers and some fifth wheels need 14 feet. The listing may say "RV garage" but not specify the door height — verify the actual opening, not what the builder called it.

Interior Ceiling Height

Door height and interior ceiling height are not the same number. The door opening may clear your rig but the ceiling inside may not — especially near the door header or in bays with low trusses. Bring the height of your rig and verify clearance at the tallest point inside the bay.

Bay Depth

A standard Class A needs 40 feet of bay depth. Diesel pushers often need 45 feet. If you tow a vehicle behind — a toad — add that length plus a few feet of buffer. Listings commonly round up. Pace the bay at the showing and compare it to your rig length.

Bay Width & Slide-Out Clearance

14 feet of width is the working minimum. 16 feet lets you open slideouts inside the bay, move around the rig comfortably, and store gear alongside it. If you plan to extend your slides while stored, confirm the interior width accommodates them fully extended.

Approach Angle & Curb Height

This is one of the most overlooked specs. A steep driveway grade or a high curb cut causes the rear of a long motorhome to drag or bottom out on the approach. Walk the full driveway entry and look at the transition from street to driveway — especially on new construction lots where curbs can be 6 inches or taller.

Electrical Hookups

Look for a 50-amp outlet inside or adjacent to the bay — it's the standard for modern Class A rigs and lets you run shore power while stored. A 30-amp outlet works for smaller rigs. Confirm the outlet is actually wired and functional, not just roughed in.

Water Access

A hose bib or water line inside or near the RV bay makes washing and freshwater tank filling practical. Not all RV garage homes have this — many builders treat it as optional. It's an inexpensive add on new construction and a significant convenience upgrade over the life of ownership.

Sewer & Dump Access

Most RV garage homes do not have an on-site dump station — but some do. If there's a sewer clean-out near the bay, that's a meaningful feature. If not, confirm where the nearest dump station is. It's not a dealbreaker, but it's worth knowing before you buy.

Ventilation

Diesel fumes and generator exhaust build up fast in an enclosed bay. Look for a vent, exhaust fan, or window that allows airflow when the rig is running. Running a generator or diesel engine with no ventilation is a carbon monoxide risk — verify this before storage becomes routine.

Insulation

St. George hits 115°F in summer. An uninsulated RV bay gets hotter — and that heat transfers into your rig, stressing appliances, seals, and flooring. Check the walls and ceiling for insulation. A climate-controlled or well-insulated bay protects your investment significantly over time.

Daily Driver Storage

When the RV is in the bay, where do your cars go? Some homes pair an RV bay with a separate 2-3 car garage. Others leave you with the driveway. Check what's left for daily vehicles — and whether the HOA allows cars parked outside long-term before assuming the driveway works.

HOA & CC&Rs

RV storage rules vary sharply between communities. Some HOAs prohibit parking the RV outside for more than 24 hours, restrict generator use, or require doors to remain closed at all times. Jay pulls the CC&Rs before you get invested in a home so you know exactly what the rules allow.

Realtor Jay Payson verifies these specs against your rig before recommending a showing. Tell him your rig length, door height requirement, and hookup needs — he'll bring you properties that clear your requirements, not just listings tagged as RV garages.

RV Garage FAQ — St. George, Washington & Hurricane

Have questions about buying an RV garage home in St. George, Washington, or Hurricane? This FAQ covers what to look for in a true RV garage, how MLS searches miss the details that matter, and how Jay Payson makes sure the home fits your rig before you ever make an offer.

What makes a home a true RV garage home — and why can't I just search MLS?

Most MLS filters tag a property as having an "RV garage" without verifying the specs that actually matter — door height, bay depth, and drive approach. The minimum for a Class A motorhome is a 14-foot door height. Standard oversized garages top out at 8–10 feet. In Greater St. George, about 74% of listed RV garage homes include extra-height doors built to spec. The other 26% are tagged but may not fit your rig. Jay pulls floor plans and verifies dimensions before a showing so you're not wasting a trip.

What are typical RV garage sizes and layouts in St. George?

Bay depth is the number that matters most — and it varies by rig. A Sprinter van or Class B needs around 30 feet. A Class C typically needs 35–40 feet. A diesel pusher Class A motorhome requires 45–60 feet of usable bay depth, plus room to walk around it. Most RV garage homes in Greater St. George are built with 30–50-foot bays — deep enough for the majority of Class A and Class C coaches, though buyers with a full-size diesel pusher should verify depth carefully. The range exists because builders size to the most common buyer, not the longest rig. The most common layout is an attached RV bay alongside a standard 2–3 car garage, keeping daily drivers and the rig under one roof. Many true RV garage builds also include 30- or 50-amp electrical hookups and a water connection inside the bay — so you can run the coach, top off the tank, and maintain the rig without pulling it out. Detached bays on larger lots — common in Frontier Sub and Washington Fields — can reach 55–60 feet and are often climate controlled for buyers who need the extra depth.

What ceiling height do I need for a Class A motorhome?

Minimum 13 feet for most Class A coaches. 14 feet is the standard for true RV garage builds — it accounts for roof-mounted AC units, antennas, and satellite dishes. Diesel pushers and high-profile coaches often need 13'6" or more. Never assume the label "RV garage" means the door clears your rig. Realtor Jay measures or gets builder confirmation before recommending a showing.

How do we narrow down the search to homes that actually fit my motorhome?

Realtor Jay runs a custom search that goes beyond the checkbox. That means cross-referencing garage capacity, door height notes in listing remarks, builder specs, and floor plans. For homes without published dimensions, Jay contacts the listing agent directly or requests builder documentation. The goal: confirm clearance, bay depth, and approach angle before you invest time in a showing. Most buyers never think to ask — and most agents never do either.

How much can an HOA restrict RV garage use or exterior parking?

Significantly — and this catches buyers off guard more than almost anything else. Some HOAs in Washington County prohibit any exterior RV parking, which makes an enclosed RV garage legally non-negotiable, not just convenient. Others limit hours, require screening, or ban storage of rigs over a certain length. Jay supplies the CC&Rs so you can review them before you get emotionally invested in a home that has rules that don't work for your rig or your routine.

Which communities in Greater St. George consistently have RV garage homes?

Several subdivisions have established RV garage inventory across the region: Finley Farms and Lakeside Stucki Farms in Washington City are among the highest-volume communities. Sand Hollow Village and Estates at Sand Hollow in Hurricane offer entry-level and luxury options respectively. Crimson Vistas and Grand Heights in St. George carry consistent mid-range inventory. Dixie Springs in Hurricane offers some of the more affordable options in the region. The market spans St. George, Washington, Ivins, and Santa Clara — all within the Greater St. George area.

Is this mostly new construction, or are there resale options?

Heavily new construction — roughly 75% of RV garage homes in Greater St. George are 2023 or newer builds. Washington County builders have made RV garage floor plans a standard offering, which means you're often getting a garage engineered for the rig from day one — not a standard garage with an oversized door tacked on. That said, resale inventory exists and can offer better lot positions, mature landscaping, and established neighborhoods. Both are worth considering depending on your timeline and preferences.

What price range should I expect for a home with a true RV garage in St. George?

The market runs from the high $600s for entry-level new builds in communities like Dixie Springs and Sand Hollow Village, through the $1M–$1.5M sweet spot where the largest share of inventory sits, up to $12M+ for estate-level builds in Stone Cliff with multi-car RV bays and collector garage setups. Most buyers searching for a functional RV garage home with a quality build are shopping in the $800K–$1.5M range.

How do you differ from searching on Zillow, Redfin, or Realtor.com?

Those platforms show you listings. Jay shows you whether the garage actually fits a Class A. That means verifying door height, bay depth, lot approach, and supplying HOA documents — details no algorithm checks. Jay also has access to off-market opportunities, builder relationships, and MLS data that isn't fully reflected in public search portals. If you've been searching online and keep finding homes that don't quite fit, that's the gap Jay fills.

St. George Homes with Oversized Garages
for Boats, UTVs & Workshop Space.

For the buyer who needs the space but not the extra door height — boats, UTVs, side-by-sides, and workshop setups fit comfortably in a standard oversized or multi-bay garage. These homes across Hurricane and Washington City give you the storage and the lifestyle without the RV garage price premium.
