Black Desert Resort
Real Estate & Ownership

Southern Utah draws 6 million visitors a year — twice Park City's 3 million — with almost none of the destination infrastructure. No Main Street. No sense of place. Reef Capital is building what was missing: championship golf, 7 restaurants open now, a quarter-mile Boardwalk with concerts and retail, and a water park — all at one address where the Mojave Desert, Colorado Plateau, and Great Basin converge, one mile from Snow Canyon, 45 miles from Zion.

Where Three Worlds Meet

Mojave · Colorado Plateau · Great Basin

Black Desert Resort sits at one of the most geologically unique locations in the United States — the precise convergence of three major ecosystems. The result is a concentration of state and national parks unlike anywhere else in the country.

Snow Canyon State Park is one mile away. Zion National Park is 45 miles. Bryce Canyon is two and a half hours. This is the luxury base camp for the entire Greater Zion region — and its national recognition reflects that.

Championship Golf at Black Desert Resort

Tom Weiskopf · 19 Holes · Top-35 in America

Tom Weiskopf's final design — 19 holes set against ancient basalt lava fields and red rock canyon walls. It had a target of reaching Golf Digest's top 100 within three years. It ranked #35 before completing its first year, hosted the first PGA Tour event in Utah in 60 years, and the LPGA Black Desert Championship. The PGA Tour is watched in 541 million households internationally — that's the stage Black Desert played on in its first year.

The "Guilt-Free Golf" Concept

Spa, hiking, a water park, 21 pickleball courts, and 7 restaurants mean your family isn't sacrificing anything while you play. Golfers stop feeling guilty about bringing their families. Families start asking to come back.

Largest Resort

Per Reef Capital

Black Desert is the largest resort in the world powered by low voltage — Cat 6 cable at 10 volts instead of 120V to every light, camera, door lock, and device. An engineering achievement no comparable resort has matched.

Three Ways to Own at Black Desert

Rental Program · Leaseback · Private Use
Resort Rental Program

Hotel-managed, uniform standards, revenue offset through the front desk. Your unit participates in resort-wide bookings. Hands-off ownership with income potential.

Developer Leaseback

The developer pays you a guaranteed monthly rate during the resort's build-out phase. Predictable income while the resort expands. Currently available — ask for current rate details.

Private Use

No participation required. Your residence, on your schedule. Full resort membership and amenity access included. Silver Reef custom sites are typically held this way.

Studio Upgrade Path

Buyers who start with a studio to get into Black Desert at the lowest entry point can later trade up. The developer will typically take the studio back and apply its value toward a larger unit — you pay only the difference. No need to sell on the open market.

Black Desert Resort — Ownership Questions

What Serious Buyers Ask
Several units at Black Desert are positioned for short-term rental, and the resort offers owners a few paths: participation in the resort's professionally managed rental program (which sets uniform standards and handles front-desk operations to protect the brand), a developer leaseback arrangement during the build-out phase, or holding the unit for private use. Rental eligibility and standards are controlled by the resort and governed by the specific unit's HOA documents and applicable zoning, so they can vary by building and can change over time. Before you count on STR income, Jay will help you confirm in writing exactly what's permitted for the specific unit you're considering — never assume rental rights transfer automatically.
Many of them are. A substantial number of Black Desert properties — resale units plus single-family spec homes in Silver Reef and the village neighborhoods — are listed on the MLS right now, and Jay can pull every one of them for you. What the resort still handles directly is much of its primary, new-construction inventory, sold through its own sales team to protect brand consistency and pricing — a model common to high-end ski and golf resort communities. The result is a split market: the MLS shows one slice, the resort's direct inventory another. A licensed agent like Jay sees both, so you're comparing the full set of options instead of whatever a single channel happens to show you. Worth knowing up front: a developer-controlled primary channel can carry transfer fees or rights of first refusal on certain units, and Jay will walk you through the actual resale terms before you commit.
During the resort's build-out phase, Reef Capital (the developer) has offered owners a leaseback arrangement — a contract in which Reef uses the unit in exchange for payments to the owner. The specific terms, rates, and timeline are set by Reef, can vary by unit, and may change as the project progresses, so any figures you see should be treated as a starting point rather than a fixed promise. Jay can request the current terms directly from the developer for you. Because a leaseback is a financial contract, have your own attorney and CPA review the actual agreement before you rely on any income figures — Jay will make sure you have the real document in front of you, not a summary.
The Boardwalk is the centerpiece of Reef Capital's long-term vision for the resort — a plan they've described publicly for years. As envisioned, it's a quarter-mile cobblestone pedestrian corridor with vehicle traffic routed underground, additional restaurants and curated retail, an outdoor amphitheater, and an indoor concert venue, supported by extensive underground parking — with the goal of making Black Desert a music and entertainment destination for Southern Utah. Important context: these are the developer's plans, and scope and timing on large, phased projects routinely shift. The resort has said it prefers committing to construction over announcing dates, so no firm public timeline exists. Treat the Boardwalk as exciting upside, not a guaranteed amenity you're paying for today — Jay can tell you what's actually under construction right now versus what's still in planning.
Black Desert features a 19-hole course designed by Tom Weiskopf and Phil Smith — Weiskopf's final design before his passing in 2022 — set against ancient basalt lava fields and red rock canyon walls. As of the 2025 rankings, Golfweek rates it #1 in Utah and #34 on its "Best Courses You Can Play in the U.S." list, while Golf Digest includes it (#35) on its "America's 100 Greatest Public Courses" — national recognition earned within its first two years of operation. It also appears on Golfweek's Top 200 Modern Courses list. The course hosted the first PGA Tour event in Utah in more than 60 years (the Black Desert Championship, October 2024) and the LPGA Black Desert Championship (2025). Rankings are refreshed annually, so ask Jay for the most current figures.
Black Desert sits in a different category from other Southern Utah luxury communities. Entrada and The Ledges are residential golf communities; Black Desert is a resort-first development, where the residences sit inside an operating, nationally recognized hotel. Its developer, Reef Capital, has built a portfolio of resort-quality properties — including Marcella Club at Deer Valley in Park City (with a course by TGR Design, Tiger Woods' design firm) and Cornerstone near Telluride, among others. For a buyer who wants amenity access and rental optionality alongside a luxury residence, Black Desert has no direct local equivalent. Whether that resort model and its premium are the right fit, though, depends entirely on your goals — which is exactly the conversation to have with Jay before you decide.
The strongest evidence is what's already been built. The course opened in 2023 and earned national top-100 recognition within its first two years. The resort landed and hosted a PGA Tour event — Utah's first in over 60 years — and followed it with an LPGA event. Those are completed milestones, not promises, and they're a fair reason for confidence in the team's ability to execute. That said, the remaining phases — the water park, the Boardwalk, and additional amenities — are still in development, and timelines on projects this size can move. Jay's honest advice: buy the property for what it offers today, and treat future phases as upside rather than the basis for your decision. He'll tell you candidly what's under construction versus what's still on the drawing board.
Financing is possible, but go in with clear expectations. Resort-branded condos and studios are often treated as non-warrantable or condotel properties, which typically means larger down payments, fewer participating lenders, and stricter terms than a standard residential loan. Single-family homes generally finance more conventionally. The right lender makes a real difference here, so Jay can connect you with one experienced in resort and condotel financing — that way you understand your actual options and costs before you fall for a specific unit.
Jay can show you Black Desert alongside Desert Color, Entrada, The Ledges, and other Southern Utah communities, so you're deciding with the full picture rather than a single option. Just as important, he represents you — not the resort. That means you'll hear the tradeoffs as well as the upside: resale considerations, financing realities, which amenities are built versus planned, and whether the numbers actually work for your goals. If Black Desert is the right fit, you'll know it with confidence. If something else serves you better, he'll tell you that too. One agent, one honest conversation, independent guidance from start to finish.
